Consumer trends shift Whitmore Square development offering

The developers of 58 Iparrityi are offering customisable three-bedroom units to cater to the demand of an unexpected demographic interested in its luxurious living spaces.

Developed by Studio Simpatico, the 58 Iparrityi complex on Whitmore Square in the south west of Adelaide is now offering customisable layouts due to demand from an older demographic with the buying power to invest in expansive luxury living.

The project has garnered mounting interest from those eager to invest in its adaptable living space, as the property offers multi-tier secured three-bedroom apartments.

While census data puts the average age of those living in the Adelaide CBD between 20 to 39 years old,  58 Iparrityi is attracting an older crowd looking to take advantage of the comfortable city living on offer.

Belle Property International’s John Ong said 58 Ipparityi fulfils an increased demand in luxury apartments within the CBD of Adelaide.

“In 2020, there were no new apartment launches in Adelaide, (not to mention) an iconic-luxury apartment,” he said.

“And this is where we see 58 Ipparityi plays its role and fills the market gap perfectly.”

With a minimum of 215 square metres per residence and the opportunity to combine two units and own an entire floor with a customisable layout, there’s no sacrifice for residents accustomed to spacious suburban living.

“Safe to say, most of them are seeking a safe environment to live in but wish to retain the comfort of having a spacious home,” Ong said.

Designed by Enzo Caroscio Architecture, other features of the apartments include arched windows and large balconies, allowing a flow of natural light through the spacious homes with minimum 2.7 metre ceiling heights.

The homes also include architecturally designed kitchens, ducted air conditioning, floor-to-ceiling tiled bathrooms and built-in wardrobes.

Since sales opened in May, interest in 58 Iparrityi has grown and only five residences remain.

Studio Simpatico founder, Melissa Pisanelli, said the appeal of the option to create a sub-penthouse “sky home” over the entire floor isn’t limited to just one type of buyer.

“While there has been an overwhelming interest in the three-bedroom sky home from an older demographic, young families have also sought this option,” Pisanelli said.

“I think this is due to the proximity to well-reputed schools, and for the lifestyle this end of the CBD provides.

“I have lived in Adelaide’s South West for 10 years, and feel a real sense of community here. It is like a suburb in the city.”

The layout flexibility reflects the commitment of the developers to prioritise the importance of the property being designed for living, rather than being an investor product.

Construction will begin in October and the building is due to be complete in November 2022.
