Kensington welcomes new real estate group

Ray White Kensington opened this week led by Andrew Welch, a real estate agent with more than two decades of experience.

Adelaide’s eastern suburb of Kensington will see a brand-new office in partnership with real estate group Ray White, called Ray White Kensington.

The new group is owned by Andrew Welch, a real-estate agent with over twenty years of experience in the industry.

Andrew previously spent almost 27 years working with LJ Hooker but has decided to go with Ray White to start a new chapter.

This decision was made as he felt that the real-estate group better aligned with his personal values.

“I get along incredibly well with Ray White SA/NT CEO Matt Lindblom, and I admire the whole corporate team structure and their innovative approach to real estate,” Andrew says.

Andrew says he also chose Ray White because of “the technology, the branding and the overall structure of how they run [as] well as their systems”.

Ray White was established in 1902 and currently has more than 1000 offices in various countries including Australia, New Zealand, Indonesia and China.

The suburb of Kensington, located just 5km from the CBD, is well-known for its historic homes and family-friendly lifestyle.

The median sale price for a house in Kensington is $765,000, with a median gross yield of 3.2% compared to the national average of 4.24%, according to Property Value, part of Core Logic.

The gross yield is the suburbs annualised median rent divided by the median suburb price from the last 12 months.

Andrew has spent the past twenty years focusing on Adelaide’s eastern suburbs and will continue to focus on the east with Ray White Kensington, which will also employ his wife Melissa as a property manager.

“It is a really beautiful place to live and raise a family and we love living in the eastern suburbs with our two little ones,” Melissa says.

“The majority of properties that we sell are larger family homes, and many beautiful renovated character homes as well as investment properties.

“The attractions here are the great local schools, and it’s generally a lovely neighbourhood.”

The couple will be joined by sales associate Tim Knowling and office manager Belinda Carbone, both of whom previously worked with Andrew at LJ hooker.

“Our team has such a wealth of knowledge of this region, and we pride ourselves on long-lasting relationships with the community,” Andrew says.

He says their communication and negotiation skills will be a key factor to the success of the new real-estate group.

“The main goal for our first 12 months is to let people know that we are here, and to continue providing our services with honesty and integrity.”
